Student rent vs the maintenance loan (2026/27)
This is the citable version of our rent-versus-loan analysis: the 2026/27 maintenance loan set against the most recent student rent data, city by city, with the figures kept on one stable page so they can be quoted and linked without hunting through an article. Updated for the 2026/27 academic year and verified on 4 July 2026.
The maintenance loan is the only living-cost money most undergraduates get. So the question worth answering is not how big the loan is, but how much of it survives once rent is paid. We put the published 2026/27 loan rates next to per-person student rent and worked out the share rent takes. The headline holds everywhere we looked: even in the cheapest student cities, a year of rent swallows more than half of the largest loan a student can borrow, and for anyone on the minimum loan, rent alone costs more than the entire loan.
The numbers: rent against the 2026/27 loan
For a new full-time student from England living away from home outside London, the 2026/27 maximum maintenance loan is £10,830 and the minimum is £5,048. The most recent national figure for per-person student rent is £562.67 a month. On a standard 12-month tenancy that is about £6,750 of rent across the year, roughly 62% of the maximum loan and a third more than the whole minimum loan.

Milton Keynes, Newcastle and Sheffield are the three cheapest student cities in the data. The North of England is the cheapest region overall. Read the share-of-minimum-loan column and the point lands hard: in every one of these places, average rent on the minimum loan is more than 100% of the loan. The loan does not stretch to cover rent. It does not cover rent at all.
London: a bigger loan, the same squeeze
The higher London loan does not fix the London problem. The 2026/27 maximum for living away from home in London is £14,135 and the minimum is £7,039, the highest rates on offer. London student rents are also the highest in the country by a wide margin, so a larger loan against larger rent buys no extra breathing room. We use the cheaper-city numbers as the realistic floor precisely because London makes the picture worse.

How we worked this out
The loan figures are the published 2026/27 maintenance loan rates for new full-time students from England, from gov.uk. The rent figure is per-person student rent, not whole-property rent, from the NatWest Student Living Index 2025, a Savanta survey of 5,001 UK undergraduates, which makes it directly comparable to one student's loan. We use a 12-month tenancy as the headline because most private student houses let on 12-month contracts, and it is the most cautious basis: it produces the largest annual rent, so the share of the loan can never be overstated. On a 44-week purpose-built contract, £562.67 a month is closer to 53% of the maximum loan.
Two caveats worth stating plainly. These rates are for students domiciled in England; Scottish, Welsh and Northern Irish students have different support systems, and the comparison does not carry across to them. And rent varies widely within any city, so a specific room can sit well above or below these averages. The pattern held everywhere we checked.
